What does a long history on the Beaches get you? It gets you an agent who has already sold the house three doors up, and can tell you what it went for, who bought it and why. Who knows which streets get the afternoon southerly, and which buyers have been waiting two years for something on your side of the road.

The Upstate name may be relatively new, but the business has led the Northern Beaches market for decades, with roots dating back to 1922. Deep local knowledge drives strong results and refined service.

Founded by lifelong friends Peter Mosedale and Lachlan Yeates, who later joined forces with commercial expert Vincent West and a leadership team of partners who have all been in the business for over 10 years, born and bred on the Beaches. Upstate has grown into a strong team of experts dedicated to five star property service.

Everybody works under one roof, a purpose built office on Pittwater Road where every department shares the same floor. Sales, property management, commercial, project sales, marketing, concierge and accounts.

Lots of the work comes from families Upstate has already sold for, or the person they told about. That is one of the measures of this business they pay close attention to. It also means they are still there to answer for a sale ten years after it settles.

Homegrown Talent

Born and raised locally, Lachlan and Chase built careers on the same coastline on which they grew up. With immense local knowledge, they have spent their working lives helping other families build a life here.

Lachlan grew up on the Beaches. He started his real estate career thirty years ago in Dee Why and Freshwater, then built his own agency in Collaroy and teamed up with childhood friend Peter Mosedale to form Upstate. He has sold some houses three times over, to three different families, and remembers all of them.

Chase grew up between the surf and the football field, and he works in the same few postcodes today. Chase is driven by achieving results for his clients, from his strong sales background and deep connection to the local area.

Spring in Fairlight and North Balgowlah

Six reserves cover close to a quarter of Fairlight's 1.2 square kilometres, the Manly Scenic Walkway picks up at the end of the streets running down to North Harbour, and North Balgowlah backs straight onto Manly Dam. Children here are handed a bush track and three harbour beaches instead of a big backyard, which is a fair trade at that age.

Families work that out early and then stay. Almost 85 per cent of North Balgowlah is owner occupied and its largest age group is 10 to 19, so the houses turn over slowly and mostly within the neighbourhood. Spring is when the few that do come up are listed. Last season Fairlight houses were selling in a fortnight at a median well above the year before, and there is no reason to expect a slower run this time.

Somebody Backed Them First

Supporting local talent has been part of Upstate for more than twenty-five years, alongside the surf clubs and junior sport that hold the Beaches together. This season Upstate is proud to introduce the four athletes who have joined the team.

Upstate backs athletes at different stages of their journey, from emerging talent to those already competing on the world stage. Some are already competing internationally. Others are rising quickly through national ranks. All are committed to pushing further, and represent the next wave of talent coming out of the Beaches.

Lachie, Surfing
First at the Dee Why Surfing Fraternity, fourth at both the Northern Beaches Regional and the Surfest Indigenous Classic, and qualified for the State Titles in Coffs Harbour.

Macy, Dance
Six times a representative for Australia in the USA, a two time Dance Life National Title holder and the 2025 Bloch Young Artist.

Oscar, Gymnastics
First at the 2026 NSW State Championships and second at the 2025 Nationals, then picked as one of four gymnasts representing Australia at the Junior International Championship.

Parker, Snowboarding
More than 130 days on snow in 2025 across Thredbo, Whistler and Mammoth, training with the Australian junior squad and competing for the Whistler Valley Snowboard Club.

Right-Sizing on the Beaches
