Six reserves cover close to a quarter of Fairlight's 1.2 square kilometres, the Manly Scenic Walkway picks up at the end of the streets running down to North Harbour, and North Balgowlah backs straight onto Manly Dam. Children here are handed a bush track and three harbour beaches instead of a big backyard, which is a fair trade at that age.

Almost 85 per cent of North Balgowlah is owner occupied and its largest age group is 10 to 19, so the houses turn over slowly and mostly within the neighbourhood. Spring is when the few that do come up are listed. Last season Fairlight houses were selling in a fortnight at a median well above the year before, and there is no reason to expect a slower run this time.
